What the platform does
Map with satellite imagery
Every indexed plot on satellite imagery, filtered by area, price, road access, utilities and distance to a town or motorway.
Price estimate with a confidence score
A price range per square metre built from comparable listings nearby, adjusted for access, utilities and position. We show you the comparables and how reliable the estimate is.
Investor mode
Draw a perimeter on the map and see how many plots it contains, their combined area, which are for sale and what assembling them would cost.
Opportunity signals
We track prices daily: reductions, listings republished cheaper, plots that have sat on the market for months, prices below the local median.
Automated due diligence
A checklist across cadastre, access, planning and market that states plainly what we verified, what cannot be verified automatically, and what has to be requested from the town hall, the cadastral agency or a notary.
AI reports
Analyses of geography, planning, infrastructure and investment potential, built strictly from the data we hold about that specific plot.
Where the data comes from
Every figure on the platform has a declared source. When something is missing we say so, rather than approximating it.
- ANCPI, administrative boundaries
- The official INSPIRE dataset covering the boundaries of all 3,186 administrative-territorial units, used to place every plot.
- ANCPI, market dynamics
- Registered property volumes and surveyed areas per municipality, plus monthly sales and mortgages per county, published on data.gov.ro.
- OpenStreetMap
- Roads, railways, power lines, pipelines, settlements and surface water, used for distances and access.
- Public listings
- Sale listings indexed from sources that explicitly permit crawler access, respecting robots.txt and per-host rate limits.
An important limitation: ANCPI does not openly publish cadastral parcel geometry. Until access to eTerra is granted, the outline shown for a plot is approximated from the point and area declared in the listing, and is marked as such on every plot page. Price estimates are based on asking prices, not transaction prices.
